Investment capital needs to be mastered, at least time, capital intensive time that is shorter than payback period is a failure.

I think it's ok at this time, but mortgage it for cheap, whoever has a house and land can mortgage it to the bank, take half the value and play.
An interest rate of about 8%/year is a good game.
